Hire a property manager in Dubai

Property managers for property management companies, developers' rental arms and private owners with a portfolio of apartments or villas in Dubai. The property manager keeps the units let, paid and in good condition after the deal is done: tenant requests, rent cheques and renewals, maintenance contractors, move-in and move-out inspections and a monthly report the owner can read. We assess candidates on a real portfolio: twelve units, three open complaints and one tenant who has not paid.

Who we help you hire

A property manager who knows every unit in the portfolio, answers tenants within the day and sends the owner a report with numbers, not excuses.

What to check before hiring

The title covers very different people in Dubai: some candidates were leasing agents who never handled maintenance, others ran a building but never spoke to owners. The checks below show whether the person can run a portfolio from first request to owner report.

1
Portfolio work task: a sheet with twelve units: two vacant, one with a bounced cheque, three open maintenance tickets, two renewals due next month. The candidate prioritises the week, says what they do today and what goes into the owner report. We look at order and judgment, not formatting.
2
Tenant call role-play: a tenant calls angry: the air conditioning has failed for the second time in a month. The candidate handles the call, sets a time for the fix and explains what they will tell the owner. Calm, specific, no promises they cannot keep.
3
Owner report exercise: raw numbers for one owner's three units; the candidate writes the monthly report in ten lines. Clear figures, issues and next steps; an owner abroad must understand it without a call.
4
References and probation plan: calls to a previous property management company or owner, not only HR: how fast did they answer tenants, did contractors' invoices match the work. A probation plan with three deliverables for the first ninety days: a unit register, a renewals calendar, the first owner reports.

Typical hiring mistake: hiring a strong leasing agent as a property manager. Leasing is about finding the tenant and closing the deal; property management is about the twelve months after it. How it differs from neighbours: a real estate agent sells or lets units and earns on the deal; a leasing consultant fills vacant units; the property manager keeps let units running and reports to the owner, usually on a fixed salary.

FAQ

How much does a property manager earn in Dubai?

Market estimate for 2026: about 6,000 - 9,000 AED per month for an assistant property manager, 9,000 - 14,000 AED for a property manager and 14,000 - 22,000 AED for a senior property manager or portfolio manager. Allowances and bonuses tied to the size of the portfolio change the full package.

Do I need a property manager if I own a few apartments in Dubai?

With two or three units many owners use a management company. A full-time property manager makes sense when you own a larger portfolio, a whole building, or when a management company or brokerage needs someone to run its managed units. Ask the candidate to show how they would report to you monthly: if the report is clear, the rest usually is too.

How much does it cost to hire through TLNT?

Our fee is fixed for each role and agreed before the search starts. A 10% prepayment of the fee starts the search, the rest is due once the person has started work. If it does not work out, we find a replacement free of charge within 1 month after the person starts. The employer makes the hiring decision.
